COON RAPIDS, MN (October 3, 2026). A Chicago-based real estate investment company has entered the Minnesota market with the purchase of a 198-unit apartment complex in Coon Rapids, adding another significant multifamily property transaction to the North Metro housing market.
Bender Companies acquired Woodland North Apartments, marking the firm's first investment in Minnesota.
The apartment community is approximately 96 percent occupied, according to Northmarq, the commercial real estate firm involved in the transaction.
Bender plans improvements to individual apartments as well as upgrades to amenities, windows and the exterior of the property.
The acquisition is notable beyond the sale itself because it brings a new out-of-state investor into Coon Rapids at a time when housing availability, rents and preservation of existing multifamily properties remain significant issues throughout the Twin Cities metropolitan area.
Unlike new apartment construction, acquisitions of established properties can affect an existing population of tenants immediately. Planned renovations can improve aging housing stock, but the longer-term consequences for residents depend on how improvements affect rents, lease renewals and affordability.
Woodland North's approximately 96 percent occupancy rate indicates strong use of the existing property and means decisions by the new ownership will affect a largely occupied residential community.
Bender Companies has not entered Minnesota through a small exploratory property. Its first acquisition places nearly 200 Coon Rapids apartments into the company's portfolio.
The planned improvements will now become the next phase to watch, including their scope, construction timeline and whether renovation of the property produces significant changes in rental costs for existing or future residents.
For Coon Rapids, the transaction also underscores the continuing interest of outside investors in established North Metro multifamily housing.
What happens after the purchase may ultimately matter more to residents than the sale itself.
