Public Hearing Announced For Coon Rapids Lot Coverage Variance Request

Coon Rapids, MN – July 26, 2025 – The Coon Rapids Board of Adjustment & Appeals has scheduled a public hearing to consider a variance request concerning lot coverage for a residential property. The hearing, designated as Case 25-02, will address a petitioner's request to increase their lot coverage beyond the city's established limit.

The petitioner is seeking approval for a variance that would permit a 2 percent increase in their property's lot coverage. Currently, the lot coverage stands at 37 percent, exceeding the city's maximum allowable limit of 30 percent. If approved, this variance would facilitate a 238-square-foot expansion of the property's existing driveway.

The Board of Adjustment & Appeals is tasked with reviewing such requests, which are typically made when a property owner believes strict adherence to zoning ordinances would create an undue hardship or when a proposed development is in the public interest but does not strictly conform to current regulations. The Board will hear testimony and evidence before making a recommendation on the matter.

All interested parties are encouraged to attend the public hearing to voice their opinions or provide relevant information. The hearing is scheduled for Thursday, August 7, 2025, at 6:30 PM. It will take place in the Coon Rapids City Center Council Chambers, located at 11155 Robinson Drive NW.

This public hearing provides an opportunity for community members to engage directly with the local governance process and contribute to decisions that impact neighborhood development and zoning standards.
