Public Hearing Announced For Coon Rapids Lot Coverage Variance Request

Coon Rapids, MN – July 26, 2025 – The Coon Rapids Board of Adjustment & Appeals has scheduled a public hearing to consider a variance request concerning lot coverage for a residential property. The hearing, designated as Case 25-02, will address a petitioner's request to increase their lot coverage beyond the city's established limit.

The petitioner is seeking approval for a variance that would permit a 2 percent increase in their property's lot coverage. Currently, the lot coverage stands at 37 percent, exceeding the city's maximum allowable limit of 30 percent. If approved, this variance would facilitate a 238-square-foot expansion of the property's existing driveway.

The Board of Adjustment & Appeals is tasked with reviewing such requests, which are typically made when a property owner believes strict adherence to zoning ordinances would create an undue hardship or when a proposed development is in the public interest but does not strictly conform to current regulations.
