COLUMBIA HEIGHTS, Minn. — Columbia Heights is preparing for one of the largest redevelopment projects in its history after city leaders approved a sweeping plan to transform the former Medtronic campus on the shores of Sullivan Lake into a vibrant, mixed-use neighborhood.
The 12-acre site at 800 53rd Avenue NE, dormant since Medtronic vacated in 2022, will be reimagined by Lincoln Avenue Communities in partnership with Kaas Wilson Architects and HKGi. The redevelopment aims to blend housing, retail, and community amenities while reshaping the city’s eastern gateway.
The multi-phase project is ambitious in scale, with plans for 443 apartment units, 58 townhomes, and roughly 12,000 square feet of commercial space.
Phase One & Two will launch with two six-story, 132-unit affordable apartment buildings targeted to households earning between $40,000 and $90,000 annually.
