Coon Rapids, MN – August 29, 2025 — The Coon Rapids Planning Commission has formally announced a public hearing concerning Planning Case 25-10, proposed by JHM Medical Park, LLC. The petitioner seeks approval for a Use Flexibility to allow an indoor recreation use—specifically, a volleyball training facility—at 9175 Holly St NW, a location currently zoned under the PORT Evergreen zoning district and within the River Rapids Overlay, where such a use is not currently permitted.
This Use Flexibility request would allow the transformation of the subject property into an indoor volleyball training facility, despite indoor recreation not being among the permitted uses for the PORT Evergreen district. The Planning Commission’s recommendation will guide whether the city moves forward with zoning accommodations for this specialized athletic venture.
