Coon Rapids City Council Approves Rezoning of Former Fire Station 3 Site for Single-Family Homes

Coon Rapids, MN – The Coon Rapids City Council has taken formal steps to transform the site of the former Fire Station 3 into a new residential development. The property, located off 113th Avenue NW, is slated for demolition to make way for single-family homes.

In a recent council meeting, members approved an amendment to the city’s comprehensive plan and introduced an ordinance to rezone the property. The rezoning changes the parcel’s designation to a Low Density Residential-3 (LDR-3) district. Under this new classification, developers will be permitted to construct approximately seven to eight single-family homes on the two-acre site.

Previously designated for institutional use in the city’s 2040 Comprehensive Plan, the former fire station site is now being repurposed to support the city’s housing goals. The council’s action follows a thorough review process, including solicitation of development proposals. While the city expressed a preference for an “as-is” sale—leaving demolition of the existing structure to the buyer—offers including city-managed demolition were also considered.

With rezoning approved, Coon Rapids is moving forward with plans to sell and develop the property, aiming to enhance the neighborhood with new single-family housing options.
